CWS Valet · Central Florida
Doorstep valet trash for apartment & manufactured-home communities
Residents set a bin outside the door. Our crew walks every building five nights a week, collects door to door, and takes it to your compactor or dumpster. You get proof of service every night and one local owner to call.
- Residents have bins out at the door.
- Crew checks in on site. Arrival photo logged.
- Door-to-door pickup, building by building. Each door marked done.
- Overflow, damage or blocked doors are photographed and flagged.
- Compactor or dumpster area left clean. Departure photo logged.
Sunday through Thursday. Exact start time is set with each property.
Why communities add valet trash
Cleaner breezeways, happier residents, less on your plate
Fewer trash complaints
No more bags left by the stairs or overflowing dumpsters after a long weekend. Trash leaves the building every night.
An amenity residents notice
Doorstep pickup shows up on tours and renewals. Many communities bill it as a monthly amenity fee with rent, which can cover the service.
Proof, not promises
Every night is logged with arrival and departure photos. Problems at a door are photographed so you can follow up with the resident.

The CWS service promise
In writing, in every agreement
Missed door fixed fast
A missed door reported during the route is collected within 2 hours, or reported to you the same night.
You don't pay for a miss
If we miss a door and can't fix it that night, that door-night comes off your invoice.
Report every morning
Every pickup night, the report above is in your inbox before your office opens.
One number to call
The owner's cell, not a call center. Residents report problems to us directly, not to your office.
Resident rules
Simple rules your residents can follow
These go on the door hanger each resident gets at launch. We adjust times to fit your community. Residents also get their own help page with the rules and a missed-pickup form, so those calls don't land on your office.
Bins out by 7:00 PM
Set the bin at the door on pickup nights. Bring it back in by morning.
Bagged and tied
All trash goes in tied bags inside the bin. No loose trash.
No bulk items at the door
Furniture and large items are scheduled as a separate bulk pickup.
No hazardous waste
No paint, chemicals, batteries or medical sharps.

Questions managers ask
Before you sign
How is valet trash priced?
Per door, per month. The price depends on the number of units, how spread out the buildings are and how far the walk is to the compactor. You get a written price after the walk-through. To see how the numbers work for your community, try our valet trash ROI calculator.
Who pays for it, the property or the residents?
That's your call. Many communities add it as a monthly amenity fee with rent. Others include it in rent. We invoice the property either way.
What happens when a resident breaks the rules?
We photograph it and flag it in the nightly log, and can leave a courtesy tag on the door. You decide how to follow up with the resident.
What about holidays and bad weather?
The holiday schedule goes in the proposal. If a storm stops a route, we tell you that night and make it up on the next safe night.
Can you also handle bulk items and turnovers?
Yes. CWS Hauling handles resident bulk pickups, move-out trash-outs and eviction cleanouts on the same invoice.
